Types of Parking Lot Repairs in Nashville

Regarding Nashville parking lot repairs, various solutions exist for different repair projects. These include parking lot paving, asphalt repair, patching, and sealcoating. Depending on the overall condition of the surface and how extensive the repair job is, each type of work can bring your parking lot back to looking like new again.

Asphalt repair is often necessary when a large surface area has been damaged or cracked. This repair involves removing the damaged asphalt, replacing it with fresh material, compacting it down, and then resurfacing it with new asphalt. Asphalt repairs are generally considered to be more expensive than other solutions, such as patching and sealing, but they will last longer and look better in the long run.

Patching is a less expensive solution when only a small portion of the pavement needs to be repaired or replaced. Rather than removing an entire section, patching fills in any cracks, holes, or low areas with new asphalt and then applies a sealant to help prevent further damage. It is important to note that patching does not guarantee lasting results since it only repairs smaller areas at a time; eventually, more thorough repairs may need to be done if the underlying problem isn’t addressed.

Lastly, sealcoating is another popular option for restoring a parking lot’s appearance and protection from weather-related damage. This method involves applying a sealant over the entire lot surface, which helps protect against moisture seeping into cracks or holes and keeps dirt and debris from sticking to the surface. Sealcoating also improves traction so that cars can drive without slipping or skidding due to wetness.

Several options are available when considering parking lot repairs in Nashville; depending on your budget and desired outcome, you have many choices, ranging from simple patching work to full-scale asphalt replacement jobs. In the next section concerning “Asphalt Repair, ” it is essential to remember that this repair offers long-lasting results and an aesthetically pleasing finish against weather-related wear and tears.

Asphalt Repair

When it comes to repairing a parking lot, asphalt repair is a critical step. Without adequately maintained asphalt, your parking lot can quickly become an eyesore and damage visitors’ experience. In addition, a poorly kept asphalt surface can present safety risks, such as trip hazards due to broken pavement and cracks that could damage vehicles or cause accidents. Fortunately, there are several ways to repair asphalt in a timely and efficient manner.

As far as the debate surrounding asphalt repair goes, this is a job best suited for professionally trained experts who understand the nuances of proper asphalt maintenance. On the other hand, others suggest that with instructional videos online and easily accessible tools, anyone with basic know-how can do an adequate job—typically for less money than it would cost to hire a professional. Ultimately, it’s up to each situation to determine the most cost-effective without compromising quality.

Whether you hire professionals or take the DIY approach, investing in asphalt repair is essential to keeping your parking lot looking its best. Taking care of any problems now can save you time and money in the long run by avoiding costly future repairs or replacements down the line. Now that we’ve discussed asphalt repair, let’s move on to resurfacing—the next step in getting your parking lot looking like new again.

Resurfacing

Resurfacing is one of the most affordable solutions for renovating and maintaining parking lots. This process involves covering existing asphalt or concrete surfaces with a new material layer that provides a fresh look and increased durability. Resurfacing can help extend the lifespan of your lot, reduce cracking, and prevent damage caused by heavy traffic and weather conditions.

The significant benefits of resurfacing include cost savings compared to more extensive repairs, such as total reconstruction, and a faster completion time than many other solutions. However, there may be better options than resurfacing in some instances, like parking lots that have suffered severe damage, such as large-scale potholes or deep cracking—in these instances, resurfacing needs more structural support or reinforcement to make an adequate difference.

It is also important to note that while surfacing can increase the visual appeal of a parking lot, it usually keeps the same drainage problems and safety hazards like trip hazards or lack of signage. Therefore, you should consult a professional before deciding on parking lot repair needs.

Finally, pavement replacement may be necessary if your parking lot requires more extensive repairs beyond the benefits of resurfacing. The following section will discuss this and how it compares to other solutions for Nashville Parking Lot Repair.

Must-Know Points to Remember

Resurfacing is one of the most affordable and rapid solutions for maintaining a parking lot and increasing its longevity. This method adds a new layer to existing asphalt or concrete pavement, but more is needed in cases with severe damage. Furthermore, resurfacing does not address drainage or safety issues, and an expert should be consulted before making any decisions. In cases of significant compromise, pavement replacement may be necessary.

Pavement Replacement

Pavement replacement is an integral part of any parking lot repair process. Depending on the severity of the damage to the pavement, replacing it may be the most efficient solution for bringing the lot up to your desired standards. While the cost may be significantly greater than other solutions, such as resurfacing, a total replacement can ensure your parking lot looks brand new and is a better investment in the long run.

However, it’s essential to remember that a complete pavement replacement is only sometimes necessary. In some cases, more minor repairs might save you money and still deliver a satisfactory improvement. An experienced contractor can help identify which solution is best for you.

In either case, communication between yourself and your contractor is critical. Make sure they understand the scope of work needed so they offer you the best solution with the proper specifications for your needs.

Replacing pavement is sometimes the answer; however, it can be incredibly beneficial when done correctly and at the right time. The following section will discuss the benefits of regular parking lot repairs and how they can save you money in the long term.

Benefits of Parking Lot Repairs

Regarding parking lot repair, the benefits are vast and should be noticed. The most noticeable use is the improved aesthetic of the lot. Over time, parking lots become exposed to wear and tear from regular vehicular and foot traffic, making them appear old and tarnished. With a thorough repair job, one can expect their lot to look better than ever, with new asphalt in a spotless condition that has been perfectly sealed to resist moisture penetration and heat.

What’s more, repairs may boost the overall safety of a parking lot by addressing potential hazards such as cracks in sidewalks or potholes on the asphalt surfaces – features that can be both dangerous and expensive to fix if ignored for too long. When done right, a parking lot repair conducted with top-quality materials might also help extend the longevity of the lot by preventing more damage from happening down the line.

Still, many opt out from necessary repairs due to financial concerns. Yet these people should consider that an investment in repairs today could save money on more significant problems tomorrow if left unresolved. Poor pavement can lead to hazardous conditions causing slips, falls, and other liabilities, often resulting in costly legal expenses down the road. Repairs on any damaged surface thus provide significant cost savings when avoiding litigation-related issues for property owners.

Repairs also have environmental advantages since sealers and coatings like polyethylene emulsion improve impermeability, resulting in reduced stormwater runoff. By controlling how much water is absorbed or discharged into nearby water sources, this approach helps prevent contamination and ensures compliance with established environmental regulations.

Overall, investing in professional parking lot repairs provides countless benefits, including improved aesthetics, increased safety and longevity, cost savings, and environmental advantages. These advantages make it essential for property owners to consider scheduling a parking lot repair in Nashville at least once every few years or whenever damage on the surface is noticed. In our next section, we will cover when it’s best to schedule a repair job so you can get your lot looking like new again.

  • According to an analysis by HomeAdvisor, the average cost of parking lot repair in Nashville is $2,792.
  • The report states that repairs can range anywhere from $150 to over $14,000, depending on the damage’s severity and the parking lot’s characteristics.
  • Material costs for asphalt repairs in Nashville range from $100 – $250 per square yard.

When to Schedule a Parking Lot Repair in Nashville

If you’re a business owner or property manager in Nashville, you must know when to schedule a parking lot repair. The timing of your repair impacts both the cost and the longevity of your parking lot. Some repairs, like sealcoating and asphalt patching, should be done at certain times of year to ensure they last as long as possible and that no damage occurs during the process.

The best time to schedule a small asphalt patching job is in the shoulder season (early spring or late fall). At this time of year, temperatures are not too high or too low and do not require special considerations as they do in the summer or winter. Spring and fall also tend to be dryer seasons, so there is less chance of precipitation damaging the fresh asphalt during the process.

On the other hand, sealcoating should be done in hot and dry weather — something that’s relatively easy to find in Nashville during summer and early fall. This can extend the parking lot’s life by shielding it from dampness and UV rays from the sun. The longer service life allows for less frequent repair needs, saving you time and money in the long run.

When scheduling parking lot repair services in Nashville, you should consider cost factors and longevity results. With proper planning, you can balance both for optimal results.

Now that we’ve established when to schedule a parking lot repair in Nashville let’s discuss what repairs should be scheduled at different times during all four seasons. That will be our focus in the next section.

All Seasons

All Seasons Matters for Nashville Parking Lot Repair

In the realm of parking lot repair, the season it is completed is critical. Most people assume that summer offers ideal conditions for this type of job; however, all seasons can be suitable depending on the repairs needed. During the summer months, asphalt requires significantly more time and effort to set before paving can commence. Yet, with careful planning and thorough preparation, winter months can also be an excellent option for completing parking lot repairs.

If your parking lot needs resurfacing, summers are optimal due to the warmer temperatures and direct sunlight, which encourages the material to settle faster. Winter months require specific techniques – such as using layers to hold heat in – resulting in a longer process. Yet, spring provides an even better climate due to the lack of snow and dryer surfaces that allow for the perfect application of fresh asphalt and seal coat. In this sense, different seasons provide different benefits when opting for a parking lot repair, making it essential to carefully consider what works best for you before getting started.

With careful consideration and appropriate planning, repairing your parking lot during any season can be beneficial. Choosing the right company with experience with different seasonal modes leads to successful results regardless of weather conditions. The following section will discuss what to look for when selecting a company to repair your parking lot.

Choosing the Right Company for the Job

Choosing the right company for parking lot repair in Nashville is essential. Gaddes Strategic LLC is one of the most respected companies in the area and has built a reputation for quality, reliable service. Furthermore, with experienced technicians who have seen it all regarding parking lot repair, Business owners and homeowners can expect their problems to be solved quickly and effectively.

On the other hand, some individuals may find that opting for the lowest bid is more cost-effective in the short term. However, suppose a contractor does not use quality materials or has mismeasured something during installation. In that case, costs can spiral out of control if homeowners have to pay for several rounds of repairs or replacements. These unforeseen expenses can be avoided by choosing a company with a proven track record of delivering high-quality results.

Working with Gaddes Strategic LLC means having confidence that you will receive the best possible outcome in terms of value and quality. Moving forward, it’s essential to consider these benefits of regular maintenance; key insights follow in the next section.

Benefits of Regular Maintenance

Regular maintenance of any parking lot is essential, as it helps preserve the overall structure of the asphalt and prolongs its lifespan. Proper maintenance work should be carried out periodically to ensure the surface remains durable and aesthetic. Here are some of the most important benefits of regular maintenance:

1. Prolong Lifespan: Regular maintenance helps prevent deterioration in the surface by sealing cracks and maintaining a good grade in the pavement. This reduces wear and tear, helping to extend the life of your pavement and preventing costly repairs down the road.

2. Ensuring Structural Integrity: As asphalt parking lots are continuously exposed to harsh weather conditions such as heavy rainfall and UV rays, ensuring structural integrity through regular maintenance is essential for preventing damage. Potholes and other damage may develop without regular maintenance, causing serious safety concerns.

3. Enhancing Aesthetic Appeal: Regular maintenance is vital to keeping a parking lot looking attractive so that visitors feel welcomed and safe when entering your property. Professional sealcoating and striping can significantly enhance the look of an asphalt lot while helping with drainage issues that could lead to deterioration over time.

4. Enhancing Safety: Regular maintenance on a parking lot helps keep areas visibly marked, allowing drivers to park safely without running over curbs or damaging their vehicles. Additionally, adequately maintained parking lots improve overall visibility at night, which can help drivers spot potential hazards when they enter or exit a parking area.

Overall, there are many benefits to regular paving lot repairs and maintenance that both owners and visitors alike can take advantage of. However, it is crucial to perform these services only after carrying out an adequate assessment from a qualified professional to determine what repair work needs to be done. In some cases, regular preventative care may not always be required if your lot is already in good condition; therefore, it’s best to evaluate your lot before committing to any extensive repairs or treatments that may not be necessary at that time.

•Heavy traffic regularly can lead to the stressed pavement that requires maintenance.

•Cracks and holes appearing in the pavement should not be ignored as they can cause safety hazards.

•Faded or cracked strips and lines need to be repainted or replaced.

•Old drainage systems, or lack thereof, might need an upgrade to avoid flooding issues after a storm.

•Potholes form as water seeps into the pavement and weakens its integrity, leading to safety concerns.

On the other hand, healthcare facilities experiencing low-volume traffic may not need regularly scheduled repair services since wear and tear are minimal. Suppose a facility needs help budgeting for parking lot maintenance. In that case, it can opt for companies that provide tailored prices according to their individual facility needs, thus allowing them to remain within their budget while still keeping a safely functioning lot.

Making sure healthcare facilities have correctly functioning lots is crucial, so decision-makers must consider these considerations when evaluating whether or not their parking lot needs repair. Regular upkeep and maintenance are critical factors in avoiding more severe problems down the line, and this brings us to our next important topic: routine maintenance.

Essential Information

Regarding parking lot repair for healthcare facilities, decision-makers must carefully consider the facility’s traffic, budget, and timeline. Jointly, these factors will determine when repair services are necessary. Signs of necessary repairs include heavy traffic leading to the stressed pavement, cracks and holes in the pavement, faded or cracked strips & lines, outdated drainage systems, and potholes. Companies that provide tailored prices according to individual facility needs can help facilities stay within their budget while keeping a safe lot. Regular maintenance is vital in avoiding more serious problems down the line.

Regular Maintenance

Regular maintenance is essential to keeping your Nashville healthcare facility’s parking lot in good condition. Regular maintenance also increases the longevity of your pavement and reduces the need for costly repairs down the line.

However, this decision can create more problems than it solves. With time, even minor pavement damage can lead to large-scale repair bills if left unchecked.

On the other hand, routine preventative maintenance is integral to overall parking lot management. Regular upkeep can also save money in the long run as it reduces the need for significant asphalt repairs or even replacement. Also, proper air sealing and waterproofing can help avoid water infiltration issues that often arise from standing water or snow accumulation during winter storms.

What Are Common Parking Lot Repairs Needed in Nashville?

Various repairs are needed to keep a parking lot in top condition. Common repairs in Nashville include:

  • Filling any cracks, potholes, and low spots.
  • Re-sloping the surfaces for better water drainage.
  • Removing any existing oil stains.
  • Applying sealants to make the surface more durable.
  • Providing line striping to create designated parking spots.

Cracks, potholes, and low spots can be dangerous for drivers, potentially causing damage to cars and minor accidents. Filling these spots as soon as possible is paramount for safety reasons. Re-sloping surfaces will also help ensure water runoff goes into the appropriate drains instead of pooling on the surface.

Oil stains can be an unsightly blemish on a parking lot’s surface, and Fortunately, they can be removed using unique degreasing solutions and pressure washers. Sealants are another essential part of protecting the integrity of a parking lot by helping to prevent further erosion from weather conditions. And finally, line striping is imperative for properly organizing the vehicle traffic flow within the lot, ensuring that all vehicles stay within their designated spaces.

Overall, property owners in Nashville need to understand what common repairs are required to maintain their parking lots to look good and remain safe and functional for vehicles. With an understanding of what these repairs entail, they will be better equipped to decide when and how to perform each one.

Next, we will discuss asphalt repairs, which can be essential to maintaining a parking lot in good condition.

Asphalt Repairs

Asphalt repairs are essential for any successful parking lot in Nashville. Preventative maintenance and repairs can help avoid costly replacement for an entire parking lot, saving businesses time and money in the long run. Asphalt is durable and reliable, but it’s not impervious to manufactured and natural damage caused by wear, oxidation, heavy vehicles, and bad weather. When asphalt breaks down, regular repairs will become necessary to maximize the lifespan of a parking lot.

Many healthcare facilities see plenty of traffic every day, so it’s crucial to monitor the condition of their parking lots and make necessary repairs. Without routine asphalt repair and maintenance, damaged asphalt can cause further deterioration, leading to more significant road problems. To keep healthcare facilities looking their best for patients and visitors alike, asphalt repair should be done as soon as signs of damage appear.

On the other hand, some may argue that asphalt repair is only necessary for some parking lots, just those under heavy traffic or those that have experienced adverse weather conditions. It’s also possible to overspend on asphalt repair when it could have been prevented with proper care in the first place. So organizations need to identify any areas of concern to determine when asphalt repairs or preventative maintenance is necessary.

In conclusion, proper asphalt repair will help guarantee a long lifespan for any parking lot—especially those belonging to Nashville’s healthcare facilities. Next, look at sealcoating techniques used to protect parking lot surfaces further and keep them safe for years to come.

Sealcoating

Sealcoating is a proactive and economical way for healthcare facilities in Nashville to maintain parking lots. This process involves the application of a sealant, or coating, over the asphalt surface to protect it from the elements and wear and tear. Sealcoating can prevent water damage, protect against wear and tear caused by vehicle traffic, and increase the overall lifespan of parking lots. Additionally, this process can help keep parking lots attractive and inviting by adding a dark black color that enhances the brightness of other colors used in striping, such as lines and arrows.

On the one hand, sealcoat application requires some time for completion and an upfront cost for materials. These costs outweigh other short-term solutions like filling individual potholes, which are much less costly but require constant repair. Furthermore, when sealcoating is done too often before surfaces need protective care, it can lead to excessive expense and poor performance. Too many coats can lead to cracks in asphalt surfaces or cause temporal disorientation.

On the other hand, sealcoat applications provide long-term benefits that outweigh potential costs. Done correctly with quality materials, sealcoating can last up to five years before a reapplication is necessary—leading to significant savings in labor costs and money dedicated to repairs. Further, protective layers can help maintain the smoothness of a parking lot’s surface and make it easier to repair damages caused by natural weathering or spills more quickly.

In summary, sealcoating offers healthcare facilities in Nashville numerous benefits if applied correctly and within reasonable intervals while balancing budget restrictions. However, when incorrectly administered or too often used without assessment of the current condition, the effects may do more harm than good. The following section discusses pothole patching, another proactive solution for keeping parking lots safe for Nashville patients and visitors alike.

Pothole Patching

Pothole patching is an essential process of maintaining a parking lot, as it can help prevent significant damage from occurring. Potholes are created when moisture penetrates the pavement, freezes, and expands. A pothole can start small and quickly grow if addressed. Patching potholes as soon as they appear is essential in avoiding further damage to your pavement or injury to drivers or customers.

Two main methods for filling a pothole are cold asphalt patching and hot asphalt patching. Cold patching typically serves more minor potholes and involves mixing cold asphalt with gravel before filling the hole with the mixture. This method requires little drying time and can be done in any weather conditions; however, it may only provide long-term durability if done correctly.

Hot patching involves heating the asphalt before placing it in the hole. It is mixed with gravel but heated to form a better bond with the existing pavement. This method usually produces a more durable repair; however, due to the higher temperature of the mix, it must be applied during warm weather conditions. Additionally, hot patching typically takes longer than cold patching because it requires adequate drying time after application.

Overall, both methods have their advantages and disadvantages. Cold patches may result in erosion over time since they are not heated to form a bond with the existing pavement. Hot patches tend to last longer but require specific weather conditions for application and adequate drying time afterward. Ultimately, it’s up to you to decide which best suits your needs when dealing with potholes.

Repairing potholes is critical in restoring your parking lot to its original condition and safeguarding against potential damages or injuries caused by hazardous road conditions. In the next section, we outlined concrete installation and repair services for improving each component of your parking area’s infrastructure.

Concrete Install and Repair

Concrete installation and repair is an essential part of parking lot maintenance for any healthcare facility located in Nashville. A well-maintained parking lot is critical to ensure patient, visitor, and employee access. In addition, a professional installation or repair job done on the concrete will also provide aesthetic values that reflect positively on the business.

Although it can be costly to demolish and replace existing concrete and put in new concrete, it may be necessary if the structure has lost its stability or if numerous repairs have been made over time. A complete replacement of the structure with newly poured concrete is the only way to guarantee that no further problems will arise.

However, this may only sometimes be necessary. Other asphalt repair options are available for minor issues such as mildew staining, cracks, or uneven surfaces. Concrete resurfacing products and sealers are often effective at restoring existing structures without having to tear out and re-pave the entire area. Property owners must determine which option best suits their needs before making any commitments.

The following section will focus on identifying paving contractors in Nashville who specialize in asphalt installation and repair projects. Knowing which professionals have experience in this type of work will ensure that the job is done correctly and efficiently so that patients can continue coming to their healthcare facilities safely and securely.

  • A survey conducted in 2020 found that the average cost of parking lot repair services in Nashville is $1.75 per square foot.
  • According to the U.S. Department of Transportation, over 40% of healthcare facilities in Nashville need an adequate number of available parking spaces.
  • Studies from 2019 show that parking lot repairs can increase a property’s value by up to 7%.

Identifying Paving Contractors in Nashville

There are a few things to consider when finding the right paving contractor for your Nashville healthcare facility. First, ensuring that the contractor you hire is adequately trained, insured, and licensed is important. Reputable professional contractors generally have these qualifications and are readily available upon request. Additionally, looking into the company’s reputation by looking at customer reviews and ratings online or asking around to get a better sense of its reputation in the local area is beneficial.

Another factor worth considering is the years of experience that a particular paving contractor has. Generally, those with more experience in this type of service offer higher quality work and are better equipped to provide superior customer service if something goes wrong. It is important to remember that the quality of your parking lot repair job will reflect how much time and effort went into it, so hiring an experienced contractor can help assure that you receive excellent results.

It is also essential to have a clear idea of what kind of equipment and materials will be necessary for the project before making your final decision on which paving contractor to use. Different levels of skill may be required based on the particular specifications of your parking lot repair job, so make sure you are familiar with what technological advancements exist when it comes to asphalt or concrete construction, as well as any other material required for your particular repairs. These can influence how long the job may take and, ultimately, how much it will cost.

Finally, discussing pricing beforehand can give you a better idea of what expenses may be associated with your parking lot repair job upfront before any work begins. Once all factors have been discussed openly with potential contractors and an agreement has been made between both parties. You can move closer to getting your Nashville healthcare facility’s parking lot back in top condition. Now let’s talk about estimating costs for such repairs.

Estimating Cost of Parking Lot Repairs

When determining the estimated cost of parking lot repairs, there are a few factors to consider. Generally, it depends on the size and scope of the project, as well as the labor and materials needed to complete it. It also depends on the location and condition of the existing parking lot. If there is already existing asphalt or concrete, it may need to be removed before new repairs can be installed.

The cost of striping and stencils should also be taken into account. Striping consists of laying down long strips of paint to mark parking spaces and indicates road lines. At the same time, stencils are used to communicate various informational messages, such as handicapped or reserved spots in the parking lot. These costs can add up quickly depending on the detail desired for each job.

Lastly, it’s important to note that labor costs should be used when calculating an estimate for parking lot repairs. Depending on the job’s complexity, hiring a professional may require additional funds; however, if done correctly and with quality materials, this could help save on future repairs or maintenance costs that may come up down the line.

It’s always important to research and understand what is needed before any repair starts. A well-informed decision regarding expenses can lead to a successful parking lot repair project while reducing unnecessary ones.

With this in mind, managing traffic flow during parking lot repairs is a critical aspect that needs special attention to ensure safety while minimizing delays and disruption. The following section will discuss how to manage traffic flow during a parking lot repair project successfully.

What are the common types of damage that happen to parking lots in Nashville?

In Nashville, parking lots can experience all sorts of damage due to the intense weather conditions and heavy traffic from both people and vehicles. Common damage types include potholes, asphalt cracks, settling, erosion, and alligator cracking. Potholes form from water seeping through cracks in the pavement and then expanding when temperatures drop. Cracks in the asphalt can develop due to tree roots pushing up on the asphalt or soil erosion. Settling occurs when the ground beneath your parking lot moves or shifts, causing depressions or unevenness in the surface. Corrosion is caused by rainwater washing away the soil underneath your parking lot, leading to settlement issues. And alligator cracking is when interconnected cracks form a pattern resembling an alligator’s skin. These common problems lead to costly repair bills if they are not fixed quickly, so it is crucial to be proactive and have a reliable parking lot maintenance plan.

Parking Lot Paving in Nashville

Parking Lot Paving Nashville

Parking lot paving is a necessary service for many businesses and organizations in the Nashville area. Maintaining a safe and attractive parking lot free of potholes and other damage is essential. Paving a parking lot in Nashville requires the expertise of a professional contractor who is experienced in the local climate and terrain. This is because the hot and humid summers and cold winters can cause a lot of wear and tear on the asphalt surface. The parking lot paving contractor must be familiar with the best materials and techniques for the job, as well as the local regulations and safety protocols. They should thoroughly understand the different types of asphalt, including hot mix asphalt, warm mix asphalt, and cold mix asphalt, and be able to determine which type is best for the job. Additionally, it is essential to understand the differences between the two types of asphalt, as well as the advantages and disadvantages of each. This blog will cover everything you need about parking lot paving and the repair and maintenance services required to keep your lot in the best condition possible.

What are things to consider before paving a parking Lot in Nashville?

Before asphalt paving in Nashville, attention to the following list can help you avoid common mistakes that will cost you extra time and money.

  • Moisture –  Moisture is the primary cause of damage to asphalt. To minimize the potential effects, it is ideal for undertaking the project when rainfall is most frequent. Also, proper drainage is indispensable to keep water from the pavement and prevent pooling or standing liquid.
  • Maintenance – Before the construction of any project, we review our maintenance plan, even though most of our clients do not consider such until after the paving has been completed. We do this to ensure that everyone is aware of the necessary steps to ensure a lasting and high-quality surface that will continue to serve them for up to two and a half decades.
  •  Prepare the Site – It is essential to start with a stable sub-surface layer for an asphalt road to endure the test of time. In the area of Nashville, compacted gravel and soil are essential, given the cold temperatures that lead to sensitive frost-prone grounds. Our specialists can replace unsuitable materials with superior subgrade soils to ensure strength, drainage, and defection against frost damage.
  • Anticipate Vehicle Weight or Traffic Loading –  What kinds of automobiles can you anticipate to occupy your car park? If it’s a limited area, we advise asphalt layers strong enough to bear in mind light cars and vans. For parking lots that take care of hefty commercial vehicles, coaches, and other big trucks, we will have a thicker area to hold up against the weight of the massive vehicles. Traffic loading is crucial to asphalt design and durability.
  • Which mixture is best for your project? –  Mixing aggregates, liquids, and additional components facilitates the production of asphalt and gives one the flexibility to select an optimal composition depending on the application. In the case of car parks, the combination should be finely graded, blocking moisture out and producing visually pleasing and even pavement.

Is paving a parking lot a capital expenditure?

Regarding parking lots, the IRS has revised its improvement rules for tangible personal property. Generally, repair work expected to be repeated within ten years should be expensed, whereas uncommon tasks may be capitalized. As an illustration, sealing the pavement on an annual basis should be treated as a cost, while milling and resurfacing are eligible for capitalization.

What are the benefits of parking lot paving?

Investing in parking lot paving is a great way to make the most of a necessity for many businesses. This type of investment will bring long-term benefits and can be quickly recouped. Before customers even walk into your building, they have judged you based on the state of your parking lot – so it is vital to make sure it reflects positively on your business.

If the asphalt pavement does not appear attractive, here are some of its benefits:

  • Versatility –  Irrespective of the magnitude of your business, asphalt can be advantageous. It can be used for paths, motorways, parking lots, and even track beds, which offer a secure foundation for speedy commuter trains or bulky freight. Asphalt pavement is also used to store water, inhibit flooding, and block erosion.
  • Safety –  The evenness of asphalt surfacing provides a firm grip for automobile tires on the road. The permeability of open-graded asphalt permits liquid to flow directly through it and away from the sides, lessening the splattering from moving vehicles. This decrease in fluid furthermore decreases the chances of ice accumulating during the winter season and thus reduces the probability of people slipping and falling on your property. Additionally, asphalt secures greater frictional control and offers more noticeable lot demarcations.
  • Noise Reduction –  In short, asphalt leads to a much quieter environment. Comparing a parking lot with asphalt to one without, noise decreases by 50 percent or three decibels.
  • Sustainability –  Reusing and renewing asphalt is a cost-effective measure that saves parking lots from needing new materials, making it one of America’s most recycled products.
  • Longevity –  When asphalt surfaces are given proper upkeep, their lifespan will be prolonged, and you save on overall costs. Maintenance tasks include Sealcoating to ensure resistance to UV radiation, moisture, and other contaminants, Crack filling, and Pothole repair to check any potential damages from augmenting, Sweeping, and cleaning to keep the asphalt in excellent condition.
  • Timely –  Asphalt can be put in place swiftly and calls for little sustenance, helping you maintain your parking lot accessible to patrons.
  • Increased Property Value – Improving your property’s exterior can increase value by up to five percent. Going green using porous asphalt can save money on installation and boost your property value through curb appeal and green infrastructure.

How do you pave a parking lot?

Constructing a car park or resurfacing an existing car park is a substantial expenditure in terms of time and money.
The asphalt paving procedure requires numerous actions to be taken so that the finished product is long-lasting and maintained.

Parking Lot Paving Process

  • Preparation/Permits/Mark-out –  Any reputable contractor will take all the initial steps to guarantee no hold-ups from the beginning. Between signing the contract and work commencing, your contractor should call for any permits (to keep your town happy) and get a full utility mark-out on the property. We also like to see your existing parking lot after a rain storm to see any standing surface water so we can fix the sub base.

  • Milling of Existing Surface (If needed) – To create a good foundation for a new asphalt installment, any pre-existing asphalt must be removed down to the subgrade. A bobcat or milling machine removes the old asphalt and takes it to a recycling center. Subsequently, authorization will be requested before any additional work is initiated.

  • Grading and Base Materials –  Having a sound sub-base is paramount for the success of your asphalt installment. If the sub-base isn’t firm, the parking lot will suffer. Base materials must be appropriately installed; there is no room for error.

On-site analysis of the foundation materials during installation will be conducted continuously to guarantee they are packed down effectively. If any weak points are identified, we will contact you with solutions to maintain the structural strength of the construction.

A leveler is used to verify that the slope is accurate to guarantee that the water drainage is operated suitably once the paving is accomplished.

Depending on the distinct project demands, a binder layer may be essential. A binder layer is placed between the foundation and surfacing material, additionally employed in any cut-out maintenance conducted prior to the surface mixture being set up.

  • Installation of New Asphalt –  The top layer of asphalt is ready to be added. Tennessee has distinct asphalt mixtures stipulated by TDOT, including TDOT I-5 and TDOT I-4. TDOT I-5 is typically used for commercial asphalt parking lot paving in Tennessee, while the heavier-duty TDOT I-4 is mainly used on roadways. TDOT I-4 is the chosen mix for locations prone to heavy traffic, such as loading docks in the back of shopping malls and industrial parks. The hot asphalt is delivered from a nearby asphalt plant and then transferred to an asphalt paving machine via a dump truck.

  • Compaction of Asphalt – The asphalt is then solidified using a selection of asphalt vibratory rollers of varying sizes, from 3 – 10 tons. This is the concluding step in the asphalt paving method.

  • Pavement Marking –  Completing the asphalt paving work with suitable markings is the last component. Designing the lines and spaces of your car park is one of the primary things customers spot. This is even more relevant with the presence of multiple SUVs. Keeping the parking lot clean and marked provides an excellent initial perception. We offer a comprehensive range of services including line striping and traffic signs to suit any project size.

Parking Lot Repair and Preventative Services

Now that you know about parking lot paving in Nashville, TN, you must understand the importance of regular maintenance and asphalt repair. Your parking lot will quickly become dangerous to drivers and pedestrians without proper care and upkeep. To ensure your parking lot is safe and in good condition, it is essential to have regular repair and paving maintenance done. The following are the most common parking lot repair and preventive services:

  • Regular Inspections –  Carrying out assessments regularly is vital for taking care of parking lots. Fixing minor fractures or eliminating oil spots can prolong the longevity of your asphalt.
  • Ensure Proper Drainage – A drainage system is another critical aspect of following a maintenance plan. Standing water can cause long-lasting damage, including cracks and potholes. Installing a drainage system is essential in avoiding these problems and saving money on expensive maintenance and repairs in the long term.
  • Fill Cracks – Cracks will eventually develop over time due to age. These cracks can be wide-ranging, whether transverse, longitudinal, or minor block cracking. Repairing cracks as soon as possible is critical in avoiding additional damage to your parking lot.
  • Remove Debris –  Disorganized items in your parking lot can negatively affect the visual presentation of your company. Utilizing a broom or pressure washer quickly and easily enhances the physical appeal of your business.
  • Parking Lot Sealcoating – An ideal approach towards sustaining the lifespan of asphalt is sealcoating a parking lot. Sealcoating provides a modernized look which boosts the visuals of the parking lot and reduces the risk of water weakening the asphalt. This will improve the attractiveness and deliver a desirable look to the exterior.
  • Hot Asphalt Patching –  Heating asphalt to a high temperature of up to 350°F is an effective way to fill in gaps, provide protection from water or other external damage, and lengthen its lifespan. Regular maintenance can help preserve roads, parking lots, and driveways, sparing the cost of future repairs.
  • Infrared Asphalt Repair – is an innovative technology that can help extend the life of asphalt surfaces. This method of repair uses infrared technology to heat the asphalt, allowing it to be worked on without tearing up the existing surface and providing a seamless finish. This process is much more efficient than traditional methods of resurfacing lots, which require the removal of the existing surface, the installation of a new layer, and the compaction of the new layer.
  • Clean Up Oil Stains –  Oil spots show unsightly blemishes on asphalt roads. If left unattended, these oil patches can harm your pavement and lead to destruction in the long run.
  • Reroute Traffic –  Rotating the setup of your parking lot periodically limits wear and tear. These preventive measures are an intelligent approach to taking pressure off your parking lot.
  • Maintain Landscape –  Continuously maintaining the area adjacent to your parking lot is paramount to extending the durability of your pavement. Installing edging around the flower beds is of the utmost importance in averting dirt from producing erosion difficulties for your parking lot.
  • Parking Lot Striping –  It is essential to redo the parking lot’s striping every 1.5 to 2 years to uphold safety and proper parking lot care. Fresh and bright lines will make the lot look more respectable, as well as in the fulfillment of ADA requirements. These stripes involve yellow curbs, white, blue, and red lines on the blacktop, concrete, fire lanes, directional arrows, signs, and unloading locations for handicap-accessible spaces and signage.
  • Parking Lot Resurfacing (Asphalt Overlay)is a process used to restore the surface of an existing asphalt pavement. It is an economical and efficient way to extend the life of an asphalt surface and improve its appearance. The process involves the application of a thin layer of asphalt over the existing surface.

What Are the Hazards on the Parking Lot?

Parking lot Repair of well-maintained car parks is critical to the safety and enjoyment of employees, tenants, customers (and their guests), and any other party who may frequent that area. The most common car park liabilities associated with car park hazards include:

  • Faded Parking Lot Striping – faded or missing lines can confuse drivers, potentially leading to car park accidents. It is essential to regularly assess and address any fading or missing striping to maintain a safe asphalt lot environment. Broken or uneven pavement can also lead to confusion and potential accidents for drivers. It is essential to inspect the pavement and fix it regularly.
  • ADA Compliance – it is important to periodically assess the accessibility of the car park for individuals with disabilities, ensuring that handicapped spaces and ramps are appropriately marked and functioning.

Who is Responsible for Vehicle & Personal Injuries that happen in a Commercial Parking Lot?

Business owners are responsible when the incident can be directly traced to their negligence. As a lot owner, you must maintain a safe environment for employees, tenants, customers, and others who may frequent the area to avoid significant injuries. Neglecting car park repair and maintenance can result in liability for any vehicle or personal injuries on the premises.

Note: The Injured Person Must Prove their Vehicle or Personal Injury Claim that happened in your parking lot.

According to parking lot accident laws, if someone suffered injuries in your lot due to a pothole, their injuries do not automatically mean that you are held accountable. Instead, according to fault determination rules, they must prove that the lot owner owed a duty and was responsible for their injury.

If a pothole is seen or the lot owner has placed caution or yield signs around it, they cannot claim their injury resulted from their negligence. Furthermore, if the hazard claim is recently filed and the courts do not feel the parking lot owner had adequate time to correct or warn the public of the risk, they may not have a case.

More Information every Nashville Parking Lot Owner Should Know

The lot owner or property manager must have adequate time to respond or should have reasonably known about the condition. The person filing the claim must establish that negligence exists. To do that, they must determine that the owner or manager knew a risk and did not take reasonable action or common courtesy to fix it.

The person filing must pass the prudent person test. Furthermore, they must show that their actions did not contribute to the accident. Another person might have detoured away from the hazard; if such risks were noticeable. If the pothole is big enough, the courts might assume that the driver had the opportunity to see and avoid it; therefore, they should not have an injury claim. For further information on parking lot accidents, determining fault, property damage, legal rights, insurance claim, medical bills, injured victims, insurance settlement, reporting lot accidents, private property parking lot accidents, or car park slip and fall liability questions, make sure you have your insurance information and schedule a free consultation with a personal injury attorney or car accident attorney.

How Nashville Business Owners can Use Parking Lot Repair to Mitigate risk

Develop a regular parking lot maintenance schedule.

One of the most important ways to take care of your property is by developing a car park repair schedule. A proper maintenance schedule should outline the lifecycle of your lot, and it will help you keep track of lot maintenance liability issues.

Why bother with a parking lot maintenance schedule? For the same reason you take your vehicle in for maintenance. Keeping your parking lot safe and working can mitigate risk, extend its lifespan, and address problems while they are still minor, leading to long-term savings.

Parking lot Repair – Refers to actions intended to extend a pavement’s lifespan. Pothole Repair, Asphalt patching, Crack filling, and Infrared Asphalt Repair.

Parking Lot Sealcoating – Refers to a protective coating applied over the top layer of asphalt to extend its lifespan and improve its appearance.

Parking Lot Striping – Refers to the line painting done on a parking lot to designate spaces, lanes, handicap areas, arrows, and other ADA-compliant markings.

Parking Lot Landscaping – Refers to the upkeep and maintenance of any grass, trees, plants, or flower beds in a parking lot.

Improper Drainage Checks – Refers to checking and maintaining any catch basins, drain grates, or stormwater pipes in a parking lot to prevent pooling and flooding.

Conclusion

Accidents happen. When it comes to parking lot liability, you do not want to be caught by surprise; it’s crucial to maintain it properly to mitigate risk and liability. By developing a regular maintenance schedule that includes parking lot repair, sealcoating, striping, landscaping, and drainage checks, you can ensure your lot remains safe for all users. Taking these steps can also save you money in the long run by extending the lifespan of your pavement. Don’t wait until it’s too late – keep up with regular maintenance and address any issues as soon as they arise. What is the Lifespan of a Parking Lot?

The lifespan of a parking lot depends on many factors, such as the materials used, the climate, the amount of traffic, and the maintenance schedule. A parking lot made of asphalt can last up to 20 years. Parking lots in areas with extreme weather conditions or heavy traffic may need to be replaced more frequently. Proper maintenance is essential to prolonging the life of a parking lot.

What causes Cracks in Parking Lots?

One of the most common causes of cracks in parking lots is poor drainage. When water collects on the parking lot’s surface, it can eventually seep through any gaps or weaknesses in the pavement, causing the formation of potholes and other types of damage. In addition, if the parking lot is not properly sealed or maintained, the asphalt can deteriorate, leading to cracking and further damage.

The Problem Whiskey Dix Saloon is relocating from 302 West Main Street to the old Judicial Building near the Historic Courthouse in Downtown Square in Murfreesboro. The local Saloon needed an infrared asphalt trench repair after the plumber installed a new water tap on North Maple Street.

Solution – After finding out that another trench was 10′ of each other, Gaddes Strategic told the local Saloon Owner that codes require one asphalt topping to cover two asphalt trenches because the two different asphalt toppings would touch each other.

After luting and compacting with a steel drum roller, the crew finished pinching and heating the edges with the infrared asphalt machine. The Infrared Asphalt Patching Process: A Project Overview

Gaddes Strategic, LLC, had to keep one lane open near The Square on North Maple Street. Once the street was correctly marked off with cones to keep anyone from getting in the damaged area, a track steer was used to remove the steel plates to allow the crew access to the trench. The crew broomed to clean the area.

Gaddes Strategic, LLC, filled the trench 3′ by 40′ and 9″ deep with asphalt binder followed by 2″ hot asphalt topping and luted. Once luted, a steel drum roller was used for compaction. Lastly, the crew infrared the seams for a seamless infrared asphalt patch and compacted them with a steel drum roller, creating a nice smooth finish.

On a project, something always causes adversity or requires a change of plans.

Next door, but in the same Old Judicial Building near the Historic Courthouse in Downtown Square, another renovation project was going on for a local Saloon specializing in American-made Beers, Wines, and Spirits, as well as providing the best in country music, was getting a water tap installed. (For more info on the two locations moving to the Old Judicial Building near the Historic Courthouse in the Downtown Square, click here) Furthermore, the bar also needed a water tap, making two trenches that needed infrared asphalt repair on North Maple Street within 10 feet of one another.

Codes say if two trenches are within 10 feet of one another and the asphalt toppings touch, you have to combine the toppings. This made the project 11′ wide by 46′ across the street.

The total job ended up being 11′ wide by 46′ going across the street. In addition, two diagonal stripes had to be down. Because the trench went across the street, the crew had to consistently do one side of the road simultaneously to keep one lane open for traffic flow. We were happy to complete the job and pass the inspection.

Asphalt Patching Guide for Businesses in Nashville TN

A Complete Guide to Asphalt Patching for Businesses in Nashville TN

Asphalt patching is one of the most important but commonly overlooked maintenance tasks for business parking lots in Nashville, TN. Asphalt patching is the most cost-effective way to protect your parking lot’s surface and foundation from cracks, potholes, and other damage. Over time, weather and wear and tear can take a toll on asphalt, causing it to crack and erode. By patching cracks and potholes as they appear, you can prevent further damage and extend the life of your parking lot, not to mention protecting your brand’s image from being looked at negatively.

Asphalt Patching is so helpful for Nashville, TN businesses. Done the right way; repairing the parking lot saves you a lot of money over repaving both short-term and long-term. Not to mention, having a smooth parking area for your business is necessary to win the customers’ trust.

In this asphalt patching guide for businesses in Nashville, you’ll learn everything about asphalt patching, including its types, how to patch (cold patch DIY method versus the more permanent hot asphalt patch method), and more to protect your Nashville, TN parking lot.

How Does a Pothole Form?

Potholes are formed when moisture seeps into the asphalt surface, freezes, and thaws over and over. This weakens the existing asphalt and forms cracks. As the traffic passes over these weak spots, the cracks crumble and create further deterioration.

Consider it like the formation of ice cubes. When the water freezes inside the deteriorated asphalt, it expands and takes up more space, weakening the parking lot substrate. When this ice melts, it leaves voids under the existing asphalt, further broken down due to the weight of the passing traffic – potholes form.

Potholes can develop in any weather, but generally, they appear more in winter. Since the phenomenon occurs under the pavement, a pothole can often appear out of nowhere and quickly spread across the entire commercial parking lot.

Indeed, no business owner would want that!

Because of this, businesses need to have the proper asphalt mix on hand for quick emergency repairs. Using cold mix asphalt offers the best solution for short-term pothole repairs as it contains a polymer adhesive that gives a smooth look to the parking lot until you implement more permanent repairs, like hot asphalt patching. It’s best to keep the thickness of cold asphalt patches to two inches. For deeper potholes, you must first fill them with angular crushed gravel before pouring the cold mix asphalt.

Understanding Asphalt Cracks

As mentioned before, asphalt cracks are developed when water penetrates the asphalt and gets frozen. Left untreated, cracks can transform into potholes in no time, making asphalt repair more costly.
Thus, Nashville businesses need to deal with cracks in their asphalt as soon as they spot them to prevent further damage to the pavement’s foundation. Quality materials like an asphalt crack sealer and some cold asphalt patch should always be on hand to quickly repair emergency surface patching.
This mixture is effortless to pour and gets dry in less than an hour, saving your business from interruption. Use a squeegee to smooth the surface after placing the mixture.

Cold Asphalt Patch vs. Hot Asphalt for Nashville Businesses

As mentioned earlier, cold patching is ideal for businesses looking for a quick yet temporary solution for repairing the parking lot. For its added convenience, anyone can pour the cold patch without hiring professional services. With cold patches, potholes are filled quickly with ready mix asphalt. This type of pothole patching is straightforward and requires little technical expertise. Thus, every Nashville business needs to be a viable option on hand as a temporary asphalt repairing solution – instead of nothing at all.

But sooner or later, you will need hot asphalt patching, also called full depth patching, to maintain the parking lot with maximum utility. A cold patch doesn’t provide a more permanent fix; the damage to the asphalt will continue to occur. Buying and applying cold asphalt patches over and over only slows down the breakdown process, but inevitably the asphalt parking lot will continue to break down into an irreparable condition.

While anyone can place the cold patch, hot asphalt patching isn’t a do-it-yourself job. Hot mix asphalt is applied at high temperatures and requires special care, skills, and heavy equipment to get the job done. Any business needing hot asphalt patching should immediately call a qualified hot asphalt contractor in Nashville for cost efficiency and the best possible results.

Cold Asphalt or Hot Asphalt: What to Choose?

No direct answer is whether you should use hot or cold for asphalt parking lot repair. If you want a quick yet temporary solution, cold asphalt is the answer, but, in any case, hot mix asphalt patching is a better, longer-lasting, more permanent repair for asphalt surfaces.

For a business, repairing the cracks or potholes as quickly as possible is a must. Thus, companies in Nashville should keep cold-patch asphalt on hand, but it doesn’t fix the underlying problem; it only slows them down. You need to hire a pro for patching hot asphalt to prevent further damage from occurring.

Similarly, the size of the pothole also influences your choice. If the width is three inches or less, go with a temporary solution for the time being. But if your parking lot is full of large damaged sections, it’s always better to contact a professional asphalt patching contractor in Nashville, TN.

How to Cold Patch Asphalt: DIY Method

Now that you know that a cold asphalt patch is the quickest way to fix a pothole for temporary and emergency solutions, the next question is how to patch cold asphalt yourself.

Where to Start

First, analyze the potholes’ size to estimate the amount of material you need. Make sure you have all the required supplies for repairing the cracks/potholes ready on hand; you don’t want to get to a step and have to look for the patching materials you need.

Unlike hot mix asphalt, temperature plays a little factor in cold asphalt patching, thanks to modern mixtures of cold asphalt patch material. Without any trouble, you can apply the cold patch in any weather condition until you schedule a hot patch.
Here’s what you should do:

Assess the Foundation

All types of pavement are poured onto a foundation of compacted gravel at least 4 inches deep or more, giving more support to the asphalt surface. Repairing the foundation is necessary for pothole patching, so be sure to assess the foundation’s condition. Estimate the coarse gravel and sand you need to repair the foundation before cold patching the prepared hole.

Measure the Damage

Next, you should calculate how much asphalt patch you will need. Remember that an asphalt patch gives the most substantial repair when squaring the edges of the hole. So, multiply the width and length of the pothole to get the required amount of material.
Very Important: See how much coarse gravel and sand that has been lost so you can replace it. It is a crucial step in asphalt patching.
For instance, a 3×3 feet hole becomes a 9 square feet hole. Arrange the materials accordingly, and ensure just an inch of depth is left after topping the foundation.

Supplies Needed to Fill a Pothole

Unsurprisingly, pouring asphalt into a pothole requires having certain material supplies and equipment ready beforehand. You don’t want to stop midway during the asphalt patching to go and get the items you need.

Here is a checklist of materials you should keep on hand in case emergency asphalt repairs is needed:

  • Coarse gravel/sand mix- depending on the total size of the pothole (and the number of potholes) get the amount of gravel to top up the holes until they’re one inch deep. Do not use pea, rounded, or sub-rounded gravel as they roll, causing cracks to the asphalt repair.
  • Asphalt/concrete Saw- Square the edges and remove the damaged pavement of the parking lot. ( a hammer and chisel can also be used )
  • Cold Asphalt patch- a 50-pound bag will fill a pothole that’s four square feet and one inch thick.
  • Shovel
  • Asphalt seal coat
  • Brush Or Roller
  • Vibrating plate- for tamping (a lawn roller or plywood also works)

Hot Asphalt Patching (Full Depth Patching): Professional Method

After getting all the supplies, you can start repairing the potholes immediately. We have divided the whole process into a few simple steps

1. Square Up the Hole- Pop the Lines and saw cut the edges to give the pothole a rectangular or square shape.

2. Excavate the Asphalt- Remove damaged asphalt and broom area with track steer and broom attached.

3. Clean Edges- Sweep edges with a broom.

4. Add Binder- Add an asphalt binder layer with a shovel, then lute. Binder is the intermediary layer between the base layer and the surface.

5. Compact binder – Compact binder with steel drum roller, or vibrate

6. Add top Layer: Now, add the top layer with a shovel and lute. Then, pinch edges and roll at least three times to get the best results.

Line Striping

After finishing an asphalt patch, line striping is also needed if you have done asphalt patching on an existing line, mark, or ADA compliance symbols, like a handicap, diagonals, speed bumps, stop bars, fire lanes, etc.

Conclusion

Potholes are the worst nightmare for any parking lot. It becomes more accurate for a city like Nashville that witnesses random freeze/thaw temperatures. If your parking lot has cracks or potholes, get asphalt repair immediately, or it will worsen over time and degrade the asphalt surface even more.

Hence, we recommend businesses in Nashville have some cold patch always handy to repair any crack or pothole urgently before they make arrangements for a hot patch.

Important: Never keep pouring the cold patch again and again as it is a temporary solution and only slows down the degradation of cracks and potholes – it doesn’t fix the issue.

While performing asphalt maintenance with cold asphalt is a simple DIY job for emergencies, hiring a professional asphalt patching contractor for a more permanent solution is the way to get the job done right and for long-lasting repair.

Asphalt Patching & Asphalt Repair Services for Businesses in Nashville, TN.

Infrared patching

As the name indicates, infrared patching entails heating the damaged asphalt in the pothole with infrared technology to aid removal. It is then replenished and mixed with existing asphalt to fill in the gaps, creating a seamless repair. Both the wind and the temperature affect the standard asphalt heating time.

For more info on infrared asphalt and seamless repair in Nashville, please click here.

Hot Asphalt Patching

Hot asphalt patching is a more permanent solution to repairing cracks and potholes parking lots.  It requires skills and heavy equipment to complete the task the right way. Thus, it’s preferable to hire professional services for hot asphalt and infrared patching repair. The hot mix asphalt mixture is made of rock, sand, tar, and bitumen and is heated at a very high temperature between 275-350 degrees Fahrenheit.

Parking Lot Sealcoating

If you want to keep your parking lot in good condition and avoid expensive repairs, consider asphalt seal coating. This process involves applying a liquid bond coat that protects against damage from exposure while also reflecting heat, so it’s not dangerous for drivers or pedestrians walking on the surface of this protective layer beneath their feet!

Asphalt sealcoating is a great way to extend your parking lot’s life even further by preventing cracking caused when there is no more protection to exposed asphalt surfaces that undergo oxidation due to UV rays. This causes rapid deterioration over time if left unchecked.

Asphalt Overlays (Resurfacing)

To give your parking lot a new lease on life, an asphalt overlay is a perfect solution. It can extend its lifespan by 15 years and improve surface quality while also providing safety for pedestrians who walk or drive over it every day!

A great way to think about this process? You’re not removing everything underneath but instead using what’s already there as support materials to create something better than before. Asphalt milling may have to be done depending on the condition of your parking lot.

Parking Lot Striping & Pavement Markings

There are a few reasons businesses should invest in parking lot striping and pavement markings. The first is that it helps to organize and direct traffic flow within the lot. This makes it easier for customers to find a space and park their car, leading to increased business. Parking lot striping can also help to improve safety by indicating where pedestrians should walk and where drivers should stop. Finally, well-maintained parking lot striping and pavement markings can make a business more professional.
